Phoenix House — A Timeless Masterpiece

Phoenix House at 200 Willis Street, Te Aro, Wellington 6011, represents a rare opportunity to secure one of New Zealand’s most iconic heritage Category 1 buildings.

Built in 1908, this two-storey building, formerly known as the Red Cross Building, has been restored to its unique heritage character and old-world charm. With its prominent black and white colour scheme, eight-sided corner tower and early twentieth-century features, Phoenix House is one of the finest remaining examples of revivalist Tudor style architecture in New Zealand.

History & Architecture

Designed in 1907 by Thomas Turnbull and Son in a distinctive Tudor style, the building has a rich and distinguished history. Its first owner was Doctor Donald McGavin, who used the property as a surgery and residence for more than 40 years. The Red Cross Society moved into the building soon after the Second World War, and a firm of architects later occupied it from 1981.

Use & Occupancy

The property is currently zoned mixed residential/commercial, offering a range of options for future residential or commercial occupancy.

Earthquake Strengthening

Phoenix House has been earthquake strengthened to 70% NBS. This places the building above the Earthquake-Prone Building threshold of 34% NBS under the Building Act 2004.
